Whats Included in your stay
Your stay includes all heating and electricity (Strictly no EV charging). Complimentary WiFi ( not suitable for guests who may wish to work from the property due to low download speeds.)
Beds will be made up on arrival and we will leave plenty of luxury towels for your stay.
Kitchen linens and housekeepers pack are provided. A basket of logs and fire starter kit for the open fire./ log burner

Booking your holiday
Sanderling Bookings are from a Friday to Friday during peak season. Loch View Bookings are from Saturday to Saturday. Short breaks available from late October until early April.( one week prior to Easter )Three night weekend and a four night midweek stay.

Dogs are charged at £25 per week and £20 for short breaks.
On confirmation of your holiday we do require a deposit of £100 please and final payment is due six weeks before your stay. Short breaks and Winter stays incur a good housekeeping / damage deposit which is refundable. We welcome cheques made out to Millbrae House, bank transfers or debit cards registered to a UK address.
All guests are bound by our terms and conditions below. We recommend you take out holiday insurance.

​Things You Should Know
​
Guest's Safety Both cottages are equipped with carbon monoxide detecters and heat/smoke alarms. Kitchen fire extinguishers and fire blankets, these are tested annually by a professional fire safety company. Properties have an electrical safety certificate which is required under Scottish Law and this is carried out every 5 years. All appliances are PAT tested for safety annually or have been purchased within one year. Fire Safety Risk Assessments are completed yearly along with a Covid19 Risk Assessment.

Sanderling is situated in a small hamlet and down a private single track road leading to a pebble beach. The last quarter of a mile is on an unsurfaced road. Low cars may need to drive slowly over some sections.
The cottage dates back to the 1700's and in renovating we did not want to remove its character. The original quirky stair case is steep .
The pretty mature garden is fenced. There are different levels to take in the views. Young children will need supervision on the terraced area.
No smoking. Not suitable for toddlers and children under 5. Babes in arms welcome.
Mobile signal can be patchy in the area. We do provide a phone for emergency calls. We are unable to install fibre broadband due to the rural proximity of Sanderling. Expect download speeds of 1 to 3 Mb suitable for one or two devices. Average 2Mb/s.
Strictly no EV charging.

Loch View is non smoking and not suitable for children under 5 years except babes in arms. Steep slopes and drop in garden.
The banister/balustrade height in this property is less than 1m

Loch View and Sanderling Terms and Conditions

Your booking is accepted on the understanding that you are over 21 years of age, have read our terms and conditions (see below) and agree that you are your party are bound by them.
Terms and conditions
General. The hiring contract is between the hirer and the owner of the property, for which the booking is made, and incorporates the conditions set out below.
Cancellation
Please ensure you are protected by cancellation insurance.
If the hirer wishes to cancel the booking he/she should advise the owners immediately by telephone, followed by a confirmatory letter or email. Upon receipt of such a letter or email the owners will (but without obligation whatsoever to the hirer) use their best endeavours to obtain a replacement letting and, if such a replacement is obtained, will then refund the hirer any monies paid, less the deposit, the deposit is non refundable. If the owners are not able to relet, the OWNER shall be entitled to retain all payments already made, and to recover, if not already paid, the balance of the hiring charge.
PLEASE NOTE: We do not provide insurance against this or against loss or injury while you are on holiday and you should approach your own insurance broker if you consider this advisable.​

Due to Covid Being A Known Risk We Are Sorry We Are Unable To insure Guests Who Are Unable To Travel. Please See Below
If we are not able to welcome you due to our closure by the government or closure of the border/region due to Covd19 or if you are in a localised lockdown and not allowed to travel re Covid 19 deposits can be carried forward 12months or refunded. This does not apply to guests who contract Covid19 or have to isolate due to other family members or close contacts developing Covid19 within the Governments recommended isolation period prior to their stay and are unable to travel .
We reserve the right to cancel any bookings at any time on the basis of government regulations and / or guidance relating to Covid 19. Guests showing signs and symptoms of Covid19 during their stay must inform us, so we can ensure the cottage is cleaned appropriately. We always recommend guests take out travel insurance. Both the Post Office and Trailfinders will cover guests for Covid19. We have no association with these providers and do not sell insurance or recommend these specific policies.
Final payment for any stays will be due six weeks prior to your stay depending on the situation at the time.

We are constantly monitoring the devolved governments guidelines and will inform you if there needs to be a change to your booking.
Car Parking
No responsibility can be accepted for loss or damage to vehicles whilst on the property, or bikes left in the lock up.
Strictly no EV charging.
The electricity supply to both cottages have not been certified for EV charging of any kind. It is not permitted to charge your vehicles at the cottages. A list of local EV charge points is provided in the welcome book.
Liability
No liability is accepted for any loss, damage, sickness or injury, howsoever caused, which may be sustained, during the holiday to the hirer, or any member of the hirer's party or any invited person, or any car and its contents, or any possession of the hirer or any member of the hirer's party or guest. Sanderling - please note that the last 200 yards of road is un surfaced and may not suit very low cars.
In order to protect guests, staff and our local community we need to exclude any persons with a highly infectious/ notifyable or contagious illness or disease . If you or any of your party are ill before your holiday please let us know, cancel your holiday and contact your insurance company. If you or any of your party have any signs of contagious illness during your stay please let us know as soon as possible.
We cannot be held responsible for noise or disturbance which comes from outwith the boundaries of the property or which is beyond our control.
We cannot be held responsible for the breakdown of equipment such as, boilers, washing machines or Wi Fi, including the failure of public utilities ie electricity and water. All reasonable efforts will be made to repair such equipment as soon as possible. All is equipment is well maintained .
Breakages Please let us know as soon as possible if any breakage or damage occurs.The hirer is liable for all breakages and damage to the property and must inform the owners as soon as possible. The hirer must pay for breakages and damage before the end of their holiday.

Housekeeping / Damage Deposit
For short breaks, Christmas and New Year bookings the owners will require the hirer to pay a refundable housekeeping / damage deposit. If this applies the owner will notify the hirer of the amount and the date when this is payable
The owner shall be entitled to deduct from this deposit the cost of remedying any breaches of your obligations ie;
if during the Hire Period there are any breakages or damage to the Holiday Accommodation or any items otherwise need replacing or if after the Hirer has vacated the Holiday Accommodation this requires cleaning beyond what would be reasonably expected;
If after deducting these costs any part of the Security Deposit remains this shall be returned to the Hirer.
Security deposits will be returned seven days after your stay and refunded via the method that payment was made.
Pets
Visitors are allowed one dog by prior arrangement but must not be left unattended in your accommodation.
No puppies or young dogs under 1 year old. No cats.
Visitors must make sure their pets do not cause damage to property, be left alone at any time, go upstairs, in bedrooms or to get onto furniture. This is on the express condition that the pet owners are responsible for any extra cleaning that may be required, either in the property or the grounds. Any extra time that needs to be spent by the housekeeper on cleaning, washing or waste removal caused by the presence of pets will be chargeable. Pets must have their own blankets to protect the floor coverings at all times. Owners and their agents, reserve the right to insist upon the removal of animals in the event of a breach of these.
Dogs must be wormed and be protected from ticks and fleas.
Free Internet Services
The owners are not responsible for any failure of this service where the problem originates from elsewhere or is an area or service provider problem. Where service is slow due to the rural location of the property or in the event of service failure no compensation will be payable. Due to the rural proximity of Sanderling. Expect download speeds of 1 to 3 Mb suitable for one or two devices. Average 2Mb/s.

Mobile signal can be patchy in the area. We do provide a phone for emergency calls and incoming calls.
Towels
The bathroom towels provided are for use in Sanderling / Loch View only please do not take them to the beach or use them in the garden. There is a washing machine . If you are washing the white towels please do not wash them with other colours.
Booking conditions No subletting is permitted without written consent from the owner. The owners reserve the right to charge for cleaning if Sanderling/ Loch View is left dirty. The cottage will have been thoroughly cleaned prior to arrival and tenants are requested to leave it in a like condition. To pay for any breakage's losses or damage to the property before departure;

No Smoking Policy
Tenants must not smoke in the property and not light candles in the property
Arrivals and Departures
Time is required between tenancies in order to clean the house before the tenants arrive. Occupation of the cottage will be given at 5 pm on the first day of the let. The cottages must be vacated by 10am on the last day of the let. An extra day’s rent may be charged if the tenants do not leave on time. The new timings are a temporary arrangement to allow our housekeeper a longer time in-between guests.
The maximum number of persons allowed at the property is agreed at the time of booking, and must not be exceeded (Owners reserve the right to terminate the hire without notice and without refund in case of breach of this condition).

Communication
To make a booking we will need to collect and process personal data, we will require your full name and address a landline, mobile number and e mail address. Occasionally we would like to send you by email or post, some information about Galloway Coast Cottages including special offers, late availability and events in the area. We will ask for your consent to add your email to our mailing list. You can unsubscribe at anytime.Your details will not be passed onto third parties. In the event of your booking requiring an extra outsourced service your contact details will be passed on to that third party.
Ie car hire, shopping delivery.
